Are these Signs that the Market is Heating up? Have some buyers waited too long ? What can be done?

Is our local market heating up?

On Sunday the day after the Independence Day holiday, we were out and about with buyers for new homes.

The buyers were in a price range in which I have recently been working with buyers, literally just a couple of months ago. ( Same budget and requirements). I had been to the same new construction communities and generous inventory had been available. The Builders were offering great incentives and there were plenty of options.

Not so much this week. In one community which had had almost every home model in inventory there were no homes left other than ones under construction with a three month wait time. The inventory had been depleted and families had already moved in. SOLD signs prevailed in the yards.

The next community we visited had just one home available and it too was several thousand dollars more expensive than it would have been just two months ago.

I too live in a new construction home in a new community on the Narcoossee corridor. There the SOLD signs appeared again this weekend and there is barely any inventory left. Two of the signs appeared on homes where the LR Group had planned OPEN HOUSES this weekend. We had selected homes which we believe offered exceptional value and were priced better than right. The inventory may increase again, but in the not too distant future buyers will now simply have to wait until the end of the year before they are able to move in to a to be built home. 

Unfortunately it looks like the expression "If you Snooze you lose" fits in this market. We would like our buyers to know that sometimes procrastination will not lead to a better solution.

The interest rates are edging up some buyers who just waited will find that they now will qualify for a smaller home than would have been the case just months ago. As the new homes sell out in given areas sellers of existing inventory will ask more and new home buyers will likely see prices rise. That is just Economics 101.

We recently had the opportunity to visit the sales center for The Encore Resort Homes at Reunion and the homes and facilities are rather impressive.

Just a Short Drive away Villa Sol in Kissimmee


This is our Lake Nona blog, but as the new home prices in Laureate Park and Eagle Creek are out of reach for some of our buyers, we took a short drive to Villa Sol in Kissimmee and explored the Express homes new build community there.

Express, which is the entry level home division of D R Horton is offering 7 models o 70 homesites. 
Prices start in the low 200's and go up to the upper 200's. There are some extra large sites as well as lots on conservation sites where premiums are being charged.

The community of Villa Sol is gated and all homes have barrel tile roofing which looks very attractive. This is one of the reasons why the price point is higher than homes with shingle roofing, however these are some of the most competitively priced homes in the area.


The Express homes are move in ready. The prices are kept low as you are unable to customize the homes other than select the lot and the color scheme. This keeps the prices down and you can enjoy a new homes with all the insulation and modern conveniences. Down the road you can upgrade without having to pay for these features on a 30 year mortgage.

Beacon Park Landing - Just west of Lake Nona area

The Lake Nona Blvd extension almost terminates at Beacon Park Landing. This community will enjoy, very quick access to Lake Nona and Medical City.

D R Horton is building a selection of single family homes on a 50 and 60 ft wide lots. The advantage of some of the wider lots is the ability to add a third car garage.

Within the community there are a combination of front and rear load car designs. For those who need the proximity to the MCO airport and the excellent express road network around Orlando this is a great option.

Although the homes have concrete rather than paver driveways the landscaping will be above average. The direct community doesn't have any lake or water features but offers generous floor plans and very competitive pricing for the Orlando area. Buyers will be able to utilize two pools within the
greater community.

Town Home or Single Family - What are the reasons for the buyers to select a town home?

Having started my real estate career in heavily built South Florida I am very familiar with condominiums and the pros and cons of living within an association. Living in a town home or condominium is very similar in many ways.

Here in Central Florida we enjoy a lot more open space in general but there are still plenty of condominiums and town homes and depending on what phase you are in in life, living in a town home may be the right decision.

In most single family communities the maintenance of the home and up keep of the individual property and yard is up to you the owner. You can do the work yourself or outsource it to others. If the roof needs repairing then you call contractors and have it repaired. When it is time to paint the house you can paint the house yourself or call in a contractor.

Many new homes are built in associations, which means that there could well be rules and regulations regarding both the appearance as well as HOA fees to cover common facilities such as pools, tennis courts communal landscaping, gate fees etc.

In a nutshell living in most new construction communities comes with some type of HOA fee. The fee for town homes often appears much higher. However the fee includes more services. Generally money is collected up front for repairs to be done in the future and the landscaping and maintenance are handled by the association.

The town home has shared walls and takes up a smaller footprint than a comparable new home, however the owner of a town home can simply lock the doors and go on vacation and not worry about the home whilst away. I remember well a trip we took and in anticipation of rain we forgot to set the irrigation system, which wasn't working properly anyway. When we returned the lawn and shrubs were scorched. In a town home the home would have been taken care of by the gardeners.

It takes time to take care of a home. Not everyone wants to cut the grass or weed the lawn. Sure there are services that will take care of these tasks, but when you start paying for companies to do your landscaping and yard work, the cost  really starts getting similar to the HOA fee.

In a town home generally a part of the insurance is covered by the fee too. You may only have to pay for some additional insurance as well as of course insurance for your personal property and belongings.

Generally town homes are more affordable than single family homes. The same amount of space in a single family home of the same age and style will generally be more expensive.

Modern town homes are however far from cramped. The designs are spacious and generous. Many builders allow you to upgrade features and many homes already come packed with features like granite counter tops, spacious closet space and master baths similar to those found in single family homes.

Retirees or Empty Nesters may feel like it's their time to give up on maintenance and work and have free time to spend with their family. Younger buyers may still prefer to be away from home a lot and have a carefree lifestyle too. Busy executives might want to be able to shut the front door and go on business trips with nothing to worry about whilst they are away.

Here in the Lake Nona St. Cloud area there are numerous builders building both single family and town homes in the same community. In St. Cloud you could consider Turtle Creek or Anthem Park. In Narcoosse, there are the Lake Shore at Narcoosse town homes currently under construction and in
Laureate Park and Eagle Creek various builders are building town homes in their communities.

Moving with Pets - A few things to consider - Pet friendly Agents

Advice on Moving with Pets

At the LR Group many of our home buyers have pets and I was giving some thought to this topic recently.

The best advice I have found comes from the ASPCA. I would recommend checking out their site too. I have posted some links further down in the article.

When moving to Florida the first thing to do is to find a pet friendly home for sale. At the LR Group we are happy to assist

A move is always a stressful event, but it can also be stressful for our pets. They too will need to familiarize themselves with a new home and surroundings. Don’t be surprised if they change their behavioral patterns, they will need some time to adapt to their new environment however great the home may be it is unfamiliar to them. Pet owners looking for a new home can ask their Realtor for advice on local dog parks and facilities. Check out the deed restrictions if any for keeping pets. Condominiums and apartments are the most restrictive but I have also heard of HOA's  for single family homes limiting the number of pets allowed per household.





In the days and weeks before moving maintain the routine for your pet. Make sure you have your pets identification and medical records with you. I always recommend that buyers and sellers keep their most important personal information with them when moving and don’t let this go on the truck. Pets information needs to go with you too.

If your pet is being moved in a crate, try to familiarize them with the crate well ahead of time. If they are not used to moving in a vehicle, take them on short trips in the crate and get them comfortable with the new environment. Make sure that there is always, always sufficient ventilation around the crates.

Are you flying with your pet?
Check with the airlines and find out the rules and regulations for taking pets on board. You may be able to crate your pet and have it fly in the hold but this is a much more stressful experience for the pet. Talk to your veterinarian and ask for advice. Ask your friends and relatives, give the matter some thought and consideration ahead of time. You will feel better about being organized and aware  and so will your pets.

On moving day either ask a friend or relative to take care of the pet or keep them safe in a closed quiet room which you want to move last. Ensure that there is food and water and possibly some of their favorite toys at hand. This should keep things more familiar for them. I would also make sure that the movers feel more secure. Talk with the movers and make sure that they are aware of the pets needs and presence. Generally they have dealt with moving pets before and will share their advice with you.

In advance check the regulations are in your new town or state regarding animals. These laws can vary. In Miami-Dade, FL certain breeds of dogs may not be owned.

Bidding Wars here again? How do we get our Offer accepted?

In the market to buy a home? Many more people are currently in the market to buy homes. Here in Florida the market is hot. Not only are we seeing more and more buyers from the North, more local home owners have equity in their homes and are contemplating a change of home.

What can buyers do to have their offer accepted?

Cash

As always cash is king, but not every buyer has cash and many who do would like to leverage the cash for other investments so that is an option but one of a few.

Pre-Approval as opposed to Pre-Qualified

This is a more painstaking process but by getting pre-approved you will have supplied your lender with much more exhaustive paper work and the Realtor should be able to explain this to the seller's agent and move your offer to a higher position in the pile.

Clean Ideally Type Written Offers

A clean complete offer looks more professional. Your Realtor should have the ability nowadays to sign the offer electronically.


Contingencies

Sale of Existing Home Contingency

Keep contingencies to a minimum. If you want to even suggest a sale contingency then your home
should at a minimum be on the market, priced to sell at the time you make an offer. Less or no inspections is great. Consider 2 day time line.

Inspection Contingencies

These can be shortened, but make sure you have an inspector lined up and ready to inspect. Miss the deadline and the seller will have no need to repair or compensate you. There are different contracts out there some which favor buyers and others sellers. Make sure that you discuss your options with your Realtor and have them explain the nuances of the contracts to you.  The LR Group will work with you and explain the different options open to you. 407-593-8234 Direct.

Appraisal Contingency

Buying with a Mortgage?

This is usually part of the mortgage process.
Cash buyers may want to pay asking if they are comfortable with the price and property

Quick Closings

If you are prepared to move quickly this will make your offer attractive to sellers. However
check if they may want to move later. Sometimes families with children don't want to move during the school year. These sellers may want to stay in the home for longer so a delayed closing date may be more attractive for these sellers.

I never recommend my buyer becomes a landlord. We at the LR Group are not fans of sellers staying in the home after closing. There are liability issues here and not everyone wants to become a landlord.

Large Deposits and Down Payments / Increase your Earnest Money

Money talks and the more skin a buyer has in the game the more trust that the seller has the buyer is serious and will close. In these situations make sure that you are aware of your timelines and that the agent you are working is too. At The L R Group we work with buyers who make large deposits and
we do our utmost to ensure that all time lines and stipulations are met.

A deposit/Earnest Money of $1,000 might have been OK a few years back. Now consider putting down as much as you can seriously afford. $5,000 non refundable earnest money looks much stronger. Consider upping the Earnest Money as the inspections and contingencies fall off.


Write a Letter

Explain to the seller why you would be the perfect fit for a given home. If you are dealing with a company it probably won't work, but some times someone has a lot of memories and happy times lived in a specific home and these buyers might prefer to know that you aren't going to tear out the yard or the gorgeous kitchen the owner is so proud of. In multiple offer situations it isn't time to be lazy and give up, rather time to be creative and proactive.

Work with Agents who are experienced and care. Interview your agent and ask them what they do and how they will support you. Show your agent loyalty and that you are working with them until the home purchase is completed.

Seller is  always interested in the Net Proceeds

Escalation Clauses

Be prepared to pay more and be the highest bidder. Ask me for details.

Underwood Estates - Royal Oak Homes coming soon - The competition is heating on the Narcoossee corridor

On a recent drive down Narcoossee Road we (local realtors the LR Group) saw some land excavation going on and of course as a local Realtor this certainly always gets my attention. The Narcoossee corridor from Lake Nona all the way down to the end at the 192 in St. Cloud is an area which is being heavily developed.

The driving force behind the development is Medical City in the Lake Nona area. What was once a sleepy backwater has become one of the hottest areas for new construction in central Florida.

Now Royal Oak with their 100 ft wide homesites is also getting in on the action. These homes are going to be built on the left hand side of Narcoossee road heading south from Lake Nona.

According to the developer, each of the Estate homes will be very well appointed. 

The kitchens will come standard with 42" cabinetry, crown moulding and stainless steel appliances.
The driveways will have brick pavers. There will be a 5 piece master bath in each home. 

The white picket fences as well as shrubs have already been planted. I like it when the builders put some of the landscaping in first. Especially when homes are being built on a busy road. Before you know it the privacy hedges will have grown and the homesites look better before the homes are up.

I was wondering if the name originated from someone binge watching House of Cards... On a serious note I am sure that it came from the mature oak trees on the building site which it looks like Royal Oak has thus far preserved as well as the location on Underwood Avenue. It doesn't look like the homes will be a subdivision per se, however I am sure that they will be governed by some form of HOA. It will be interesting to know more in the coming weeks and months.

Gramercy Farm - Affordable new construction homes in St. Cloud, FL 34772

Gramercy Farms community in St. Cloud. 

Today the LR Group visited the KB community in Gramercy Farms. Located just south of the Narcoossee corridor Gramercy farms a KB homes community is in commuting distance to Lake Nona, Medical City and beyond. Located just south of US-192 and a short drive to the FL Turnpike 

Gramercy Farms offers home buyers affordable housing in a country location with easy access to downtown St. Cloud, Kissimmee and Orlando. The Orlando International airport is a short drive via the Narcoossee corridor.

Gramercy Farms features offers ten floor plans. Custom built homes can be customized to buyer specifications. The base price is just that and you can add different options to create your dream home. 

The homes range between 1,787 to 3,350 square feet. The larger models can be designed with up to six bedrooms and four and a half baths. All homes come standard with a two-car garage. This is a 50 ft. homesite community so there is not a 3 car garage option.
