Are these Signs that the Market is Heating up? Have some buyers waited too long ? What can be done?

Is our local market heating up?

On Sunday the day after the Independence Day holiday, we were out and about with buyers for new homes.

The buyers were in a price range in which I have recently been working with buyers, literally just a couple of months ago. ( Same budget and requirements). I had been to the same new construction communities and generous inventory had been available. The Builders were offering great incentives and there were plenty of options.

Not so much this week. In one community which had had almost every home model in inventory there were no homes left other than ones under construction with a three month wait time. The inventory had been depleted and families had already moved in. SOLD signs prevailed in the yards.

The next community we visited had just one home available and it too was several thousand dollars more expensive than it would have been just two months ago.

I too live in a new construction home in a new community on the Narcoossee corridor. There the SOLD signs appeared again this weekend and there is barely any inventory left. Two of the signs appeared on homes where the LR Group had planned OPEN HOUSES this weekend. We had selected homes which we believe offered exceptional value and were priced better than right. The inventory may increase again, but in the not too distant future buyers will now simply have to wait until the end of the year before they are able to move in to a to be built home. 

Unfortunately it looks like the expression "If you Snooze you lose" fits in this market. We would like our buyers to know that sometimes procrastination will not lead to a better solution.

The interest rates are edging up some buyers who just waited will find that they now will qualify for a smaller home than would have been the case just months ago. As the new homes sell out in given areas sellers of existing inventory will ask more and new home buyers will likely see prices rise. That is just Economics 101.

Moving with Pets - A few things to consider - Pet friendly Agents

Advice on Moving with Pets

At the LR Group many of our home buyers have pets and I was giving some thought to this topic recently.

The best advice I have found comes from the ASPCA. I would recommend checking out their site too. I have posted some links further down in the article.

When moving to Florida the first thing to do is to find a pet friendly home for sale. At the LR Group we are happy to assist

A move is always a stressful event, but it can also be stressful for our pets. They too will need to familiarize themselves with a new home and surroundings. Don’t be surprised if they change their behavioral patterns, they will need some time to adapt to their new environment however great the home may be it is unfamiliar to them. Pet owners looking for a new home can ask their Realtor for advice on local dog parks and facilities. Check out the deed restrictions if any for keeping pets. Condominiums and apartments are the most restrictive but I have also heard of HOA's  for single family homes limiting the number of pets allowed per household.





In the days and weeks before moving maintain the routine for your pet. Make sure you have your pets identification and medical records with you. I always recommend that buyers and sellers keep their most important personal information with them when moving and don’t let this go on the truck. Pets information needs to go with you too.

If your pet is being moved in a crate, try to familiarize them with the crate well ahead of time. If they are not used to moving in a vehicle, take them on short trips in the crate and get them comfortable with the new environment. Make sure that there is always, always sufficient ventilation around the crates.

Are you flying with your pet?
Check with the airlines and find out the rules and regulations for taking pets on board. You may be able to crate your pet and have it fly in the hold but this is a much more stressful experience for the pet. Talk to your veterinarian and ask for advice. Ask your friends and relatives, give the matter some thought and consideration ahead of time. You will feel better about being organized and aware  and so will your pets.

On moving day either ask a friend or relative to take care of the pet or keep them safe in a closed quiet room which you want to move last. Ensure that there is food and water and possibly some of their favorite toys at hand. This should keep things more familiar for them. I would also make sure that the movers feel more secure. Talk with the movers and make sure that they are aware of the pets needs and presence. Generally they have dealt with moving pets before and will share their advice with you.

In advance check the regulations are in your new town or state regarding animals. These laws can vary. In Miami-Dade, FL certain breeds of dogs may not be owned.

Gramercy Farm - Affordable new construction homes in St. Cloud, FL 34772

Today the LR Group visited the KB community in Gramercy Farms. Located just south of the Narcoossee corridor Gramercy farms a KB homes community is in commuting distance to Lake Nona, Medical City and beyond. Located just south of US-192 and a short drive to the FL Turnpike 

Gramercy Farms offers home buyers affordable housing in a country location with easy access to downtown St. Cloud, Kissimmee and Orlando. The Orlando International airport is a short drive via the Narcoossee corridor.

Gramercy Farms features offers ten floor plans. Custom built homes can be customized to buyer specifications. The base price is just that and you can add different options to create your dream home. 

The homes range between 1,787 to 3,350 square feet. The larger models can be designed with up to six bedrooms and four and a half baths. All homes come standard with a two-car garage. This is a 50 ft. homesite community so there is not a 3 car garage option.

Homes are priced competitively and come with washer and dryer included. The prices start in the high 100’s. Buyers will be able to design their homes to their budgets and needs. Options include covered patios and gourmet kitchens.

Here they can select everything in their home from the design of the light switches to the paint color and style of doors. It is a great experience to be able to say that you decided on all aspects of the interior of your home yourself.
